Blistering paint, black patches and a musty smell — painted over without fixing the cause, they return within months. Damp is a symptom; a permanent fix starts with finding the source. This article covers the five main causes, how to diagnose them and how to resolve each one.
The 5 main sources of damp
1. Condensation
Warm, humid indoor air turns to water droplets on a cold wall surface. It typically appears on the inner face of uninsulated external walls, in corners and behind furniture, and worsens in winter. Sign: widespread black mould in corners and around window reveals.
2. Water entering from outside
Rain penetrating the wall through a cracked facade, failed joints, a badly detailed window sill or a roof fault. Sign: stains that become more pronounced after rain and spread from top to bottom.
3. Plumbing leaks
A leak in a clean or waste water pipe inside the wall. Sign: a permanently damp patch on bathroom or kitchen walls or on the ceiling of the flat below, unrelated to rainfall; the meter turns when nobody is using water.
4. Missing insulation
The absence of external wall insulation lowers the wall’s surface temperature and triggers condensation. This is the most common cause of condensation.
5. Rising damp
On ground and basement floors, walls in contact with soil draw water upwards. Sign: staining and salt deposits starting at the base of the wall and fading upwards.
How to diagnose the source
| Position of the stain | Likely cause |
|---|---|
| External wall corners, window reveals | Condensation / missing insulation |
| Near the ceiling, below the flat above | Leak from an upstairs wet room or the roof |
| Bathroom or kitchen wall, unrelated to rain | Plumbing leak |
| Increases after rain, on the facade side | Water entering from outside |
| Base of ground-floor walls, with salt deposits | Rising damp |
A moisture meter and, where needed, a thermal camera confirm the cause. Repairs made without diagnosis are usually temporary.
The permanent fix for each cause
- Condensation: external wall insulation, regular ventilation, keeping furniture away from walls, mechanical ventilation if needed.
- Water from outside: facade crack and joint repair, correcting sill and window details, roof repair.
- Plumbing leak: leak detection and repair or renewal of the line (plumbing); wet area waterproofing.
- Rising damp: foundation waterproofing, drainage, and injection methods where appropriate.
Repairing the wall once the cause is fixed
- All damp plaster and paint is removed
- The wall is dried (confirmed with a moisture reading)
- Mould is cleaned
- Plaster is renewed, using a breathable plaster where appropriate
- Primer and mould-resistant paint are applied
A wall closed up before it has dried keeps the problem inside. Painting is the final step of this process; see our house painting guide.
Demgirişim diagnoses the source first in cases of damp and mould, then carries out insulation, plumbing and surface repair with a single team.
Frequently asked questions
Does anti-damp paint solve mould?
Paint applied without addressing the source hides the problem temporarily; the moisture stays inside the wall and the mould returns. Paint should be the last step, after the cause is removed.
Is mould harmful to health?
Mould spores can worsen symptoms, particularly for people with respiratory sensitivities. Removing the source is what matters; surface cleaning alone is not enough.
How do you identify the source of damp?
The position of the stain is the clue: condensation at external wall corners, a leak from above near the ceiling, a plumbing fault on bathroom and kitchen walls, rising damp at the base of ground-floor walls. A moisture meter confirms it.
